While transaction volume moderated in Q1 2026, underlying demand from the legal sector remains strong, reinforcing law firms’ continued commitment to high-quality office space across major U.S. markets. Despite a slower start to the year, firms remain highly active in the market, with many evaluating options and advancing requirements amid constrained availability of large, premier office blocks.

  • Q1 2026 produced 1.9 million square feet of law firm leasing activity, with a strong pipeline of transactions expected to support increased activity throughout the remainder of the year.
  • Renewals continued to dominate leasing decisions, with nearly 70.0% of firms electing to stay in place during Q1 amid limited availability of large, high-quality space.
  • Expansion activity remained notable, with 44.8% of renewals and relocations resulting in larger footprints compared to 27.6% that downsized.
