The emergence of the Built-to-Rent (BTR*) sector in theCzech Republic - particularly in larger cities like Prague, Brno, Pilsen, and Ostrava - has introduced a new standard of purpose-built, professionally managed rental housing. We define BTR projects as entire buildings - newly built, refurbished, or converted - held under single institutional ownership and offering self-contained apartments for longterm leases (exceeding six months) at market rent.
Modern BTR schemes typically include fully or partially furnished units and often feature amenities such as gyms, communal areas, and concierge services, delivering a higher-quality experience. The sector continues to expand, driven by growing demand for flexible, well-managed rental housing.
In Prague, in particular, many of the modern BTR schemes report high occupancy levels, with some even operating waiting lists due to sustained tenant interest.
*) Our BTR stock excludes Purpose-Built Student Accommodation (PBSA), Coliving projects, and Social or Affordable rental schemes that are not available to the general public or are offered at discounted rents.
