Trends, transitions, transformations: What’s shaping Calgary’s post-pandemic office market

After noticing an uptick in office sales activity, we set out to review sales trends since the COVID-19 pandemic ended. We believed that work-from-home frequency, a byproduct of the pandemic, impacted institutional landlords’ views on the ownership of office buildings.

As anticipated, we found that Calgary’s downtown office market had high levels of sales transactions in the last four years, revealing several key trends for tenants to consider as we enter 2025. Specific trends to note include the deinstitutionalization of certain segments of the office market, the devaluation of Class A properties, and the domination of Class B and C properties on sales activity now and in the near future.
