Capital Advisory

Commercial properties worth EUR 2.5 billion are currently for sale in Prague – the highest volume in a decade

"According to Savills’ analysis, the volume of investments in the Czech commercial real estate market could reach up to EUR 3.9 billion in 2025. In Prague alone, commercial properties worth approximately EUR 2.5 billion are currently at various stages of sale –the highest amount of assets offered in the past ten years. The majority of the available properties are office buildings and mixed-use properties (combining retail and office space). Hotels and industrial or logistics assets represent a smaller share. The figures do not include residential projects."

Domestic investors have taken control of the Czech real estate market and are expanding abroad

"According to Savills’ analysis, investment activity in the Czech commercial real estate market is now primarily driven by domestic capital. In the long-term trend, local capital accounted for one third of the total investment volume. Over the past three years, however, the balance has shifted dramatically – this year, Czech investors represent as much as 80% of all transactions completed to date. Moreover, Czech investment groups are no longer just local players, they are becoming respected investors across Europe. “By the end of the year, we expect the share of Czech investors to increase to as much as 90%. They have tremendous strength, confidence, and the capability to execute large-scale transactions. They are no longer passive seekers of investment opportunities but have become sought-after partners, actively acquiring assets throughout Europe,” says David Sajner, Investment Director at Savills."

Premium offices in Prague’s city centre: vacancy at a minimum, construction stagnates, investment appeal grows

"According to Savills’ analysis, it is currently almost impossible to find vacant space in the highest-quality office buildings in central Prague. Vacancy in AAA properties has consistently remained at zero – vacancy remained at 0% at the end of Q2 2025, unchanged from the same quarter a year earlier. The last time it exceeded 1% was in March 2024, when it reached 1.65%."

Old data, new risks: Energy performance certificates don’t reflect what’s really happening in a building

"An internal Savills survey, covering dozens of office buildings across the Prague market, revealed that on average only 14% of properties hold an Energy Performance Certificate (EPC) in class A or B. The vast majority are rated C or below or lack available EPC data altogether. While the absence of data may sometimes be coincidental, newer and better-equipped buildings are far more likely to share their energy credentials and have all their paperwork in order. However, missing information often relates to older properties with a higher probability of being classified in lower energy performance classes. This situation clearly highlights that a significant proportion of Prague’s office stock is facing the need for modernization. Without it, these buildings will be unable to meet future legislative requirements, and their long-term value may be at risk."
